If you have ceiling stains, the source of the problem is more than likely going to be an issue with your roof. This may only need a repair but depending on the age and repairability of the roof, you may need to get it replaced.

This is when the shingles begin to curl up over time. This is going to make your roof more vulnerable to wind gusts and losing shingles and also can lead to water intrusion from wind driven rain.
Alligatoring or Buckling
Missing shingles are a clear indicator of needing a repair or replacement. If your shingles are missing the underlayment is directly exposed to the elements and can lead to leaks and wood rot. Sometimes we can, depending on your roof and what's up there. Most re-roofs should be evaluated on a case by case basis. Generally speaking, tearing off existing materials, inspecting the wood underneath (as well as the general integrity of your roof structure) and then installing your new roof will guarantee optimum long-term performance.
On a case by case basis
Flashings are used wherever something intersects the roof. These are the most important areas of your roof. Various materials can be used to protect these areas: sheet metal (copper, galvanized steel, aluminum), Lead, ice and water shield, membranes, and sealants can be integrated at siding, chimneys, walls, gutter lines, skylights, pipes, and vents. If the existing flashing is in good shape they can sometimes be re-used. However, since flashing can be the most critical roof component we recommend new flashings if there is any concern about the existing.
We recommend always replacing them
Firstly, we protect your property and perimeter with tarps to prevent as much as can debris accumulating on your property. Then upon completion of the roof, we'll rake and sweep all debris from the roof and around the house (sidewalks, driveways, etc.). Then we'll use nail magnets to find and pick up all nails. Lastly, we'll perform a final inspection of your new roof and your grounds to assure your complete satisfaction.

Roofs are measure by "square" which is 100 square feet. We need to include a waste factor to account for any valleys and the rakes of your roof, anywhere from 10-15%. The roof is priced on a "per square" basis with waste included. Then wood rot replacement and flashing replacement is accounted for seperately. That's your estimate in a nutshell.
Per square, plus any additionals or costs incurred
The first thing we would need to do is schedule a reinspection with a new adjuster. When it comes to hail especially, ten different adjusters could give you ten different opinions after inspecting the same roof. Depending on the age of the roof, we may also be able to argue that the roof is not in a repairable condition for the repairs recommended by the insurer if insurance only pays for repairs or "below deductible" damages.
Let's face it, these insurance companies are also in the business of making a profit off collecting premiums! If after a reinspection it still does not get approved, assuming there is legitimate damage and you are just being treated unfairly, then there are multiple routes we can guide you down from hiring a public adjuster or an attorney.
There's many different paths to approval if your claim is denied or not fully paid for.
Hail damage can be very tricky to spot, for the hail size that we get in North Carolina and Rowan County, generally it's going to be small enough that you're not going to be able to see the damage on the roof unless you get up there and do a full evaluation of the roof condition after the storm. Hail leaves little craters in the granules of the shingle leaving the fiberglass mat exposed to the sun, overtime this damage can get worse and shorten the lifespan of your roof.
You can see "collateral" damage from the ground, this would include damage to soft metals like gutters, holes in your window screens, oxidation on exterior paint or harder metals, and also you can see the hail hits on your AC unit vents.
Insurance companies are in the business of collecting premiums. While your investment is covered, sometimes there are situations when the dollars and cents may not add up for them on their end and they try to deny your claim or just pay for repairs.
You can have your insurance company send out a new adjuster to do another inspection, this is generally the first step you would want to take. Get a fresh set of eyes on the roof. If this does not work then there is always the route of getting a public adjuster or an attorney to represent you. It is not as uncommon as you would think, and most of them work on contingency meaning that you don't pay unless the attorney is able to settle.

Generally speaking, you want to make sure they have liability insurance and worker's compensation, but you also want to see how long they've been in business. Are they offering you a 5 year warranty but only been in business for 2 or 3 years? Things like this can be red flags.
You also want to make sure the contractor has a good reputation with their manufacturer. Graham Roofing has been around since 1974, is the preferred contractor, "Select Shingle Master" for Certainteed, and has received many awards and accolades from manufacturers and local organizations like the Salisbury Post.
Most shingles are all made of the material - a fiberglass/asphalt matting with small rocks or "granules" laminated on top. At Graham Roofing, we've used all of them over our 50 years and have come to the conclusion that the Certainteed Landmark and Landmark Pro are the best option due to the weight of the shingle and thickness of the fiberglass matting. We also install Owens Corning products like the Owens Corning Duration. These are all "Lifetime" warrantied products by the manufacturer. We do only install architectural shingles and have mostly phased out 3-tab.
Ultimately, this is subjective opinion and the decision is up to you as a homeowner, but you want to go with something that compliments your siding, brick, or the paint of your home.
